I walk the asset. The property, the team, the financials, the operating culture, the contracts, the governance. Two days on site, two weeks of analysis.
You receive a report that names the gap between where the asset is and what institutional buyers will look for. Clean financials, documented operations, separable management, transparent risk, capex with ROI logic. The report is written in language a buyer will recognize and an owner can act on.
Some owners take the report and close the gap themselves. Some shelf the exit conversation and run the asset better. Both are valid outcomes. The Diagnostic stands alone.
If the gap is worth closing, I build the plan that closes it.
The Roadmap sequences the work. What gets done, in what order, by when, by whom. It honors the calendar reality — chart of accounts changes start at the next fiscal year, operational documentation and team work runs in parallel. It names which pieces you can execute internally and which need external specialists.
You receive a dated, sequenced, actionable plan. If you want to run it yourself, you have the blueprint. If you want me to lead the execution, that's The Build.
Monthly retainer. I architect the execution, coordinate the specialists, hold the line on quality, manage the timeline. External specialists pass-through at cost plus coordination fee. The Build is the months between decision and closing. I architect the institutionalization, coordinate the specialists, and walk the owner through the human dimensions of a sale: professional team management, staff communication, severance planning, the quiet hand-off of a life's work.
Success fee at sale: 1% of sale price, plus 5% of any amount above the agreed baseline.
The retainer and the success fee align our interests. I do not earn the upside unless you earn the upside.
The Build is bespoke. Scoped per engagement after The Roadmap is complete. Typical engagement runs twelve to eighteen months.
The Build is bundled with exclusive listing through Invest Costa Rica, my brokerage partnership with Daniel Chavarria.
For PE firms, family offices, and strategic buyers evaluating a Central American hospitality asset.
Most acquisition due diligence is financial and legal. ODD is operational. I assess the team, the culture, the operating systems, the management dependencies, the governance, the hidden risks that show up in the eighteen months after close.
I have run a hotel. I know what financial DD misses. I know what an asset looks like when the founder is the operation, and I know what it costs to discover that after the wire has cleared.
Two weeks turnaround. Written report. One follow-up call to walk the findings.
Portfolio reviews scoped separately.
A 30-minute call to confirm fit. If the conversation works, I send a scoped proposal within 48 hours. Engagement begins on receipt of signed proposal and first payment.
Payment in USD bank wire or BTC. The Diagnostic is paid in full on engagement. The Roadmap & ODD are 50/50, half on engagement and half on delivery.
The Build retainer is paid by the 5th of each month.
