My name is Tara Nowacki. I've been reading people and patterns since I was a child. It's how I see business now.
I flipped my first Amsterdam apartment at 24. Two more before 30. In 2008, when the market broke, I started a cosmetic laser clinic — Laser Inc. — and built it through the years most businesses were closing. I exited in 2015, merged into a chain. From there I moved into Dutch heritage restoration, specialized in the subsidy architecture most owners never learn to navigate, and managed a 3 year canal-house restoration in Amsterdam, and a 5 year Lock-house restoration in Veere, I still hold.
In 2023 I acquired a 24-room beachfront boutique on Costa Rica's Caribbean coast — Almonds & Corals. The asset needed rescue. I led the $2.5M CapEx restoration, then discovered what most acquirers discover too late: the operation couldn't carry the investment. So I built the operation.
In 11 months, the team I assembled lifted the Booking.com rating from 8.2 to 9.2. Restaurant revenue doubled. Blue Flag and CST sustainability certifications closed in the same window. Five local leaders now run the property, each with their own domain, each capable of operating without me in the room. That was the design.
I diagnose what institutional buyers will see in your asset before they see it.
Most Central American hotels are entrepreneurial: built by their owners, run on personal relationships, financed through patient capital that no longer wants to be patient. Institutional buyers want what entrepreneurial assets rarely have: clean financials, documented operations, separable management, transparent risk, capex with ROI logic.
The gap between those two states is where value gets left on the table.
The diagnostic walks the asset, the team, the financials, and the operating culture. It produces a report that names the gap in language a buyer will recognize, and a roadmap that closes it.
If you want to execute the roadmap yourself, you have the blueprint. If you want support through the build, I bring in the specialists who fit your asset. Financial reporting, legal structure, governance, and I architect the sequence.
Owners ready to sell once, and sell from strength. Investors looking at Central American hospitality who want operational due diligence done by someone who has actually operated. Family offices entering the region who want a translator, not a broker.
I architect exits.
